Two weeks after the announcement of the winners for the government residences in Vlora and Velipojë that will be turned into international brand hotels, the deadline for potential complaints from parties involved in the process has also ended.

The Albanian Investment Corporation had set June 18 as the last date for this procedure to continue with the process. The exact information regarding the offers made by each party regarding the emphyteusis contract has now been published on the website of this institution.

This model foresees that the emphyteusis price will be a monthly payment and will be applied after the private partner certifies the investment value of the property improvement. “The term of the emphyteusis is 10 years, with the right to renew until the investment value is recovered. After the end of the emphyteusis contract, the parties have the right to enter into a partnership agreement for the management of the accommodation structure,” the Corporation would specify.

Residence in Velipojë 1.5 million lek per month according to contract

Thus, regarding the project "For the reconceptualization of government residences into elite accommodation structures, Vila Velipojë" where the winner was announced as the union of Xhenis sh.LLC, Saunders Architecture, Smart Studio, VOGT, Adnan Kastrati, Melia Holtel International", the monthly rent to be paid is 1.5 million lek per month.

The basic criterion for this property in the competition phase was 288 thousand lek per month, while some of the other conditions of the emphyteusis contract were also the granting of preferential tariffs for clients determined in the agreement with the public partner in this case the Corporation. Referring to the winning project for the residence in Velipojë, the company would explain that the idea was to keep the villa as it is to show the past.

"The whole building shouldn't be like a castle, but people should want to come in and see it. I wanted this building to be an identity in itself. This gives an experience. We decided to build the parking lot underneath so it wouldn't be visible and our team doesn't need much infrastructure."

"We think we will have 30 rooms and have infrastructure in the other hotel. The first floor can be a public part that will be a building for all people, even other hotels can use it. The winner of this competition was the union of Edil Al, Zdrava, studio Arga, Studio Precht, Studio V10, Jeshile, Ledia Kostandini, Lindita Pelivani, Altisfer Golloshi, Holtzbau Majer, Melia Hotels & Resorts. The project in question aims for a high-rise building in a small building sleep that looks to the west and to be a kind of silhouette that frames the view.
