Albania is all there is to visit. In the capital the square is always filled with foreigners speaking all languages. In Durrës, the attraction is not only the coast, but also the history since Roman times.
Vlora, and especially Saranda with Ksamil, have become famous for their beaches that are even compared to the Maldives.
To respond to tourist demand, many residents have vacated their homes to rent out to tourists, or others have taken premises to convert into accommodation structures.
According to data from AirDNA, the analytical unit of the Airbnb rental platform, made available to "Monitor", out of 23.4 thousand residential units that were listed for rent in April 2025, about 21% of them (about 4.9 thousand) were in Tirana.
The Vlora-Saranda segment is a good business opportunity with 37.5% of total listings, or about 8.8 thousand. In Durrës, nearly 3.3 thousand apartments were listed, in Shkodra, about 1.1 thousand.
Cheaper prices remain in the capital, where the maximum daily rent reaches 50 euros in the summer months and is around 40 euros in the rest of the year.
The highest is in the Vlora-Saranda area, reaching up to 96 euros in August. Durrës is also competitive in the summer, with daily rents up to 85 euros. On the coast, even out of season, the price remains more expensive than in the capital.
Tirana has the advantage of having a higher occupancy rate throughout the year, unlike the coast, where the highest demand is in the summer months.
The capital had an occupancy rate of 53% as an average for 2024, or half of the month, compared to 40% in Vlora and 42% in Durrës.
However, in terms of annual totals, the capital lags behind. According to AirDNA data for 2024, annual net revenues for Vlora and Saranda were around 10 thousand euros, and at similar levels for Durrës.
In the capital, daily rentals earn an average of slightly less than 9 thousand euros per year. We emphasize again that this income must be subtracted from the costs of water, electricity, depreciation of equipment, consumption of towels, sheets and other unexpected expenses, which reduce the amount collected by at least 10-15%.

Edhe Vlora dhe Saranda nuk kanë arritur t’i shpëtojnë tendencës së përgjithshme, ku shtimi i ofertës ka rritur konkurrencës dhe nuk ka mundësuar shtrenjtimin e çmimeve, ndonëse ka pasur shumë më tepër turistë.

Të ardhurat në këto dy qytete për 4-mujorin e parë të vitit arritën në 2.4 milionë euro, me zgjerim të fortë prej 71% në krahasim me të njëjtën periudhë të një viti më parë.
Numri i njësive të listuara ishte 8.8 mijë në prill 2025, ose 2.3 mijë më shumë se prilli i vitit të kaluar.
Gjatë janar-prillit 2025, qiraja luhatej midis 40-60 euro/ditë, me një normë zënieje prej 30-40%. Si një zonë bregdetare, si kërkesa dhe çmimet janë më të larta në verë.
Vitin e kaluar, në gusht, një njësi banimi u dha me qira nëpërmjet Airbnb mesatarisht 95 euro/ditë në Vlorë ose Sarandë, më e larta në të gjithë vendin dhe në korrik, 92 euro.

Zona e Durrësit dhe e Golemit ishin të parat që nxitën turizmin e organizuar kryesisht nga Polonia, Çekia, por dhe shtete të tjera të Europës.
