The population of Tirana has shrunk by 29 thousand inhabitants in the last decade
The population of the city of Tirana without including the administrative units former municipalities resulted in 389,323 inhabitants in the 2023 census, with a decrease of 7% or (29,172) inhabitants less than the data of the 2011 census, where 418,495 inhabitants were counted (see the table below).
The detailed data of the cens 2023 for the population and housing in the Municipality of Tirana show large displacements of the population from the city to the former communes and to the countryside. The decrease of the population in the limits of the city municipality has been in opposite development with the high volumes of construction within the city with towers and palace complexes.
The inhabitants of the capital have moved to the outskirts. For example, the population of Kashari, a former municipality, increased by 106% between the two censuses. In 2023 Kashar had more than 89 thousand inhabitants from 43 thousand in 2011. The municipality of Kashar received rapid development in the construction of residential buildings, but it was not well-studied, as it was not accompanied by supporting infrastructure such as schools. and health centers.
After that, the largest increase in population is the former municipality of Dajti, whose population reached over 35 thousand inhabitants with a 74% increase from 2011.
The municipality of Farka also had a 60% increase in population between 2011 and 2023, marking 36 thousand inhabitants currently. Also, the former municipality of Petrela registered over 5,700 inhabitants in 2023 with a 21% increase from 2011.
In 8 other municipalities such as Peza, Bërzhita, Ndroqi, Baldukshu, Zall Ballstar, Krrabë, Shëngjergj and Zall Herr, the population has decreased at double-digit rates between the two censuses.
Population movements show that the city of Tirana is becoming more and more affordable and expensive, especially for young families.
In the last ten years, young families have preferred to buy properties in the suburbs of Tirana, as the territory of the old city has decreased due to emigration, the drop in births and relocation to the suburbs.
The data suggest that the population with an economic level above the average has moved from Tirana to the residential complexes built in the former municipalities, as young families have preferred to start life in the suburbs, the former municipalities of Dajti and Kashari as they were more affordable for the purchase of houses.
The increase in housing prices in Tirana, even in the conditions of population decline, is becoming a reason for more and more displacement of the young population to the peripheral areas outside the city./Monitor
