Property prices approved/ What are the most expensive areas, Farka leads in Tirana
The average sale price of property in Tirana is estimated to be 124 thousand lekë/m2. With the new approval of references, prices have increased throughout the country, with the most expensive areas being Farka, Artificial Lake and Dhërmiu, where the value of a flat ranges from 190,000 to 258,000 lekë/m2.
The government has approved new average house prices in the market. Compared to 2023, prices have increased in large cities and coastal areas, which are not classified as cities.
Thus, in Tirana for all cadastral areas, the average price per m2 is 124,300 lekë. In the district within the capital, the cheapest area is Paskuqani with a price of 62,500 lekë/m2, while the most expensive is the area near the artificial lake with a price of 227,400 lekë/m2. But, beyond the footprint of the cross, Farkë holds the highest price in the entire country, where around the lake of this administrative unit, the property price reaches 257,000 lekë/m2.
Meanwhile, in Durrës, the new average housing price reaches 71,200 lek from 67,500 lek/m2 in 2023. A similar trend is observed in the large centers of other regions where the price has increased in a year, up to 14 thousand lek/m2.
As for coastal areas, prices are led by Dhërmi, where one square meter costs approximately 190 thousand lekë.
Determining the price of properties is a reference for citizens and businesses to choose investments, the National Housing Authority for housing policies, and the government for fiscal policies.
